CORE SERVICES

  • ACCOUNTING
    • ACH auto dues withdrawal
    • Prepare and analyze monthly financial statements
    • Facilitate annual tax return and audit
    • Prepare association’s employee payroll
    • Track and collect past-due homeowner accounts
    • Assist preparation of annual budget
    • Maintain electronic financial reports and ledgers
    • Review and analyze the reserve study and advise board of cost and timing of upcoming projects
    • Incorporate reserve funding with budgets and possible special assistance
  • ADMINISTRATIVE
    • Respond to all homeowners’ questions and concerns promptly
    • Attend and facilitate board budget and annual meetings
    • Prepare and distribute all correspondence, including notices, financial statements, homeowner warnings/fine letters, meeting minutes, project updates, etc.
    • Maintain current records, contracts, insurance information, bank statements, etc.
    • Develop and implement house rules
    • Negotiate and maintain property and liability coverage for the association
    • Assist in processing insurance claims
  • FACILITIES MANAGEMENT
    • Visit the property once each month
    • Available for emergencies 24 hours a day, 365 days a year
    • Maintain an approved vendor list and develop good relationships with vendors
    • Assist the board in establishing a maintenance responsibility chart and calendar
    • Coordinate routine maintenance projects and repairs
    • Manage human resources for association’s employees
    • Assist with facilitating major construction projects managed by independent construction management firm

AUXILIARY SERVICES

  • CONSULTING-PROJECT MANAGEMENT
    • 40 plus years of experience directly related to a variety of building design and construction
    • In depth knowledge and practical applications of multifamily project renovation and envelop enclosure retrofit and repair
    • Key strategic planning and RACI template methodology implemented on all projects
    • Benevolent administration of design team, consultants and contracting entities
    • Specific bid scope development and bidding process management with general contractor experience and familiarity
    • Represents the Association in the best interests of budget, schedule and quality control while efficiently maintaining project progress
  • MAINTENANCE
    • Monthly contract janitorial service (cleans common areas – vacuuming, dusting, window cleaning)
    • Special Occasion – individual jobs, such as the annual power washing of the driveway
    • Unit clean-up/maintenance – light work (changing light bulbs, cleaning, painting, etc. as needed for an individual owner
